The Small Print.

We take bookings for a minimum of 2 nights and you can do this via the ‘book now’ panel below to choose your dates.

Before booking, please read the Terms and Conditions, noting especially that this accommodation is for a maximum of 2 people, no pets and no young children.


Tariffs and Terms.

High Season:

April – October + Christmas & Hogmanay

Terms and Conditions for holiday rental of The Cottage at Sealladh na Beinne.

The Cottage at Sealladh na Beinne can accommodate a maximum of two people. It is a condition of our licence under the The Civic Government (Scotland) Act 1982 (Licensing of Short-term Lets) Order 2022 Scotland (licence HI-40012-F) that this number not be exceeded. We reserve the right to cancel any reservation, without a refund, should this condition not be met by guests.

The online booking system accepts stays for a minimum of 2 nights. Bookings are from 3pm on the day of arrival to 10am on day of departure. Prices quoted are for two people and additional guests cannot be accommodated under any circumstances.

Booking Confirmation

If booking directly via this site, payment of a non-refundable deposit of 30% of the total price is taken by the online booking system at the time of booking and is confirmed by email at that time.

Payment of Balance

The balance payment is due 4 weeks (28 days) before the intended arrival date and guests will receive an email notification requesting this payment. At this point, the whole booking payment is non-refundable.

If the balance is not settled at the requested time and prospective guests do not respond to our communications, we reserve the right to cancel the booking.

For bookings made within 28 days of the intended arrival we request the full payment when booking, and this is done automatically by the online booking system.

Cancellation and Refunds

Balance payments are non-refundable at the time of payment (4 weeks prior to arrival). We recommend guests ensure they have adequate travel insurance in place to avoid disappointment in case they need to cancel


If The Cottage becomes unavailable due to circumstances beyond our control (for example fire, flooding or damage) any funds you have paid us will be returned to you in full, but you will have no claim against us.

Number in your Party

Under no circumstances do we allow more than the maximum number of persons (2) to occupy the property. We reserve the right to cancel your reservation, without a refund, should this condition not be met.

Considerate guests

Please be aware The Cottage is located in a quiet residential, rural area and is adjacent to our own home. While we want guests to be comfortable and enjoy themselves, this is not a 'party house' and we ask that guests are considerate of others during their stay by refraining from causing noise nuisance and general disturbance. Should these requirements not be met by guests, the stay will be terminated by us without refund.

Safe storage shed

A key for this facility will be given to guests arriving with bicycles, skis or other large items/outdoor gear they wish to store securely (kayaks or canoes will not fit). The storage shed is only to be used for the storage of gear and for no other purpose.

Charging your EV

We are not yet set up with an EV charging point. Please charge your EV at one of the many designated charging points nearby and not at our accommodation

In the event guests arrive at The Cottage in an EV with an empty battery following a long journey, we are willing to consider allowing guests to re-charge by conventional means at the accommodation as a one-off occasion, but only after notifying us as proprietors as matter of courtesy and agreeing payment for this with us.

Smoking Policy

In accordance with Scottish law, smoking or vaping anywhere inside The Cottage is strictly prohibited. Guests are welcome to smoke outside at their dedicated picnic bench.


Pets (animals of any kind) are not allowed inside The Cottage under any circumstances.


Please leave The Cottage in a reasonably tidy condition following your stay and notify us of any accidental damage. Please keep the property, all furniture and effects in the way that you would your own property.


As Proprietors, we retain the right of access to The Cottage.
